# We do the maths on UK property

Buying, letting and selling a home in the UK involves some of the biggest sums most people ever deal with, and the rules change every Budget. House Maths exists to show the numbers properly: what you'll pay, how it's worked out, and what changed.

## What we make

-   **Calculators** that print their working, so you can check every step.
-   **Guides** that answer the question first, then explain it with worked examples.
-   **Short videos** on [TikTok](https://www.tiktok.com/@housemaths), [Instagram](https://www.instagram.com/housemathsuk/) and [YouTube](https://www.youtube.com/@HouseMaths), where the same sums are done on screen.

## How we keep it right

Every rate we use comes from GOV.UK, HMRC, Revenue Scotland, the Welsh Revenue Authority or another official source, and we link to it. The same tested code runs our calculators and checks every figure in our videos, and it's tested against the worked examples those authorities publish. ## What we're not

We're not financial advisers, accountants, mortgage brokers or solicitors, and we're not authorised by the Financial Conduct Authority. We explain how the rules work in general. We don't recommend products, and we don't tell you what to do with your money. When a decision depends on your circumstances, we say so and suggest who to ask.

## Who's behind it

House Maths is run by **Daniil Shumko**, its founder and editor. Daniil is responsible for everything published here: every figure in a calculator, guide or video is checked against its official source and signed off before it goes live.

House Maths is independent. We don't take payment from lenders, agents or developers to feature them, and we don't use affiliate links. If that ever changes, we'll say so clearly on the page concerned.
