# What's your home worth? An honest estimate, with the evidence

Most online valuations give you one number and no reasons. Ours will give you a range, show the nearby sales it's based on, and tell you how confident it is.

1.  **Official sold prices.** HM Land Registry records of what homes near you actually sold for.
2.  **Like for like.** Sales matched to energy certificate data, so a two-bed flat is compared with flats of a similar size, not detached houses.
3.  **Brought up to date.** Older sales adjusted with the official UK House Price Index for your area.
4.  **A range, not a guess.** A low, likely and high figure, a confidence rating, and the comparable sales listed so you can judge for yourself.

An estimate is not a valuation. For a mortgage, a sale price or a legal matter you need a valuation from a RICS-registered valuer or a local agent who has seen the property.
